Let me be straightforward with you.
Residential real estate has its place. It gives you a roof, it gives your family security, and over the long run, it does hold value. Nobody is taking that away from it.
But if we are talking purely about your money working for you, generating income, compounding over a cycle, then the honest conversation has to include commercial real estate. And in Delhi-NCR, that conversation is overdue.
The Yield Gap Is Too Large to Ignore
Residential properties in Delhi-NCR are currently delivering rental yields of around 2-3%. Commercial properties, offices, retail, and business parks are sitting at 6-7%. That is not a small difference, let that sink in.
Both can have a place in a portfolio. But if yield and income generation is what you are optimising for, commercial is simply doing the heavier lifting right now.
Delhi-NCR Is Not a Bet: It Is Already a Proven Market
This is not a frontier market or an emerging story. Delhi-NCR is one of the most mature commercial real estate destinations in the country. Many Fortune 500 companies are already here. Major corporates have built their India headquarters here.
The demand for quality commercial space is not speculative, it is structural and ongoing.
What this means for a private investor is actually quite reassuring. You are not taking a leap of faith. You are participating in a market that has already demonstrated its depth, its tenant quality, and its ability to hold value through cycles.
The Risk Conversation Nobody Has
Here is what I always tell the people I work with, risk in real estate is not just about the market going up or down. It is about capital sitting in the wrong structure for the wrong reasons.
Commercial real estate does require more diligence upfront, including tenant profile, lease terms, exit options. It is not as emotionally straightforward as buying a flat or a house. But if done right, it compounds quietly and consistently while you get on with your life.
Residential will always have a role. But, Commercial, at 6-7%, is an asset that actively works for you.
A Final Thought
If you are a private investor sitting on capital and wondering where to put it next, do not just default to what feels familiar. Look at what is actually performing.
